Last month I indulged in some year-end speculation about the state of the RE.net in 2008. One of the things I predicted was that we'd soon see one of the traffic measuring firms show Trulia's web traffic cross over Zillow's. I just didn't expect it this soon.

The traffic slowdown to the different types of websites is indicative of present market conditions. A few things. Number 1, less and less people are willing/able to buy, leading to a shortage of people seeking information about Realtors. Number 2, people are more cynical about people in the market, due to poor media coverage. This makes it even more critical that you remain an agent of your client, keeping them happy will lead to more referrals and you can continue to grow your business even in this environment. I can think of 10 ways to grow your referral base...can you??

Great call. What do you attribute to Trulia beating out Zillow? Do you think they are going to continue to stay up there?

The problem I have with Zillow is that they realy do not reflect the true home value and when used by buyers or sellers give them a false value. Zillow estimates my home at $291,000. It is 1874 square feet, built in 1995, with a pool, screened enclosure.
The home next to me, same sq. footage, no pool, built the same year shows up at $325,000. Same lot size.
I just refinanced and was appraised at $325,000.
