Active Market Conditions as Leading Indicators of Home Prices and Forecasting Market Turns

Traditional housing market models base home price valuations on recent sales (a.k.a. "closed comps"). In 2007, this backward-facing view of the housing market failed spectacularly. Accurately assessing the current and future direction of the housing market requires the use of real-time market analytics and leading indicators. Using the Case-Shiller Index as a proxy for transaction price models, this paper applies real-time market analytics to forecast home price trends up to a year in advance. The implications of this methodology are wide-ranging – including more timely LTVs and asset valuations for mortgage-based investments and more timely assessments of market activity for corporate forecasting. Signaling Future Prices with Active Market Conditions

In today’s volatile housing market, nothing is more important than accurately determining mortgage and real-estate valuations. Traditional housing models that employ recent sales and comparables, by definition, lag the active market. However, active market listings provide significant signaling effects about current market conditions and future transactions prices.
