We're all about answering the question, "How's the market?" We developed the Market Action Index™ to illustrate, in one trend graph, the answer to that question by combining multiple statistics that measure housing demand level vs. the current trends in active supply - inventory levels. Like a thermometer, the higher the Index goes, the hotter the market.

In the following trend chart, we illustrate the Market Action Index in one local market's four price quartiles. Notice that the 1st and 2nd Quartiles (the most expensive properties on the market) have a lower Market Action Index than the rest of the market. Sometimes we'll see a relatively robust market except for Quartile 1, where the top of the market is too expensive and people aren't buying.
